It is a legal requirement that landlords must have a current certificate showing that all gas appliances in their property have been tested for safety by a registered Gas Safe engineer. Carbon monoxide is a highly dangerous gas, it is colorless, odorless, and tasteless. Carbon monoxide is created by burning fuel and can be deadly if allowed to accumulate. All gas appliances in a rented property are checked for any leakages.

When is a gas safety certificate required?
A landlord certificate is needed when a property, or part of a property, is let out either permanently or temporarily. This includes holiday lets, B & Bs, rented caravans, bedsits, and flats. As a landlord, it is vital that you have these checks done promptly and that your certification is up to date. By not keeping your inspections and certificates current you risk your insurance becoming invalid and losing the manufacturer's warranties on your appliances.
